Help with letting and repairing your empty property
'Let It' is a scheme run by Bromley Council to help owners of empty properties to bring them back into use.
Eligibility
What types of properties are required? All types of residential property will be considered, whether ready to let or requiring works.
Who will the property be let to? The property will be let to a single person, couple, or family selected by the council.
How can "Let It" help? Under the “Let It” scheme there are a number of different initiatives available to assist owners. See below.
1. Direct Letting Scheme
For landlords who wish to let their vacant property direct to a council nominated tenant for between 1 to 3 years. Unfurnished, part-furnished or furnished property required in a ready-to-let condition. Owners must arrange safety checks for the gas (CORGI) and electricity (NICEIC) for the tenant’s protection and to comply with the law. You also need to arrange a service contract for the hot water and central heating.
What are the benefits to the owner?
- Free referral of tenants to landlord
- Housing Officer will arrange signing of tenancy agreement and assist tenant with housing benefit claim
- Continued support will be offered to both landlord and tenant throughout the tenancy, if required

2. Private Sector Leasing
For owners who wish to lease their property to a Housing Association for between 3 to 5 years. Unfurnished (apart from cooker, fridge/freezer, carpets, curtains and lampshades) property required in a ready-to-let condition. Owners must arrange safety checks for the gas (CORGI) and electricity (NICEIC) for the tenant’s protection and to comply with the law. You also need to arrange a 3 Star service contract for the hot water and central heating.

3. Empty Properties Initiative
For owners of empty property that require repair or renovation. Through the scheme the Councils’ Housing Association partners can obtain grant to improve or repair your property, which they will then lease from you and manage for 2 to 29 years depending on the level of work required.
What are the benefits to the owner?
- Guaranteed rental income
- Grant aid, if required, towards initial improvements and repairs
- Guaranteed vacant possession at the end of the lease
- Guaranteed return of the property in reasonable condition
- Management by a housing association including regular visits to the property
- Reduced outgoings such as council tax
