The information supplied is usually everything required by the applicants or their solicitors from the local authority when buying a house or piece of land. Over 95 percent of searches are returned on the same or next working day as received.

  • outstanding building regulation matters

Cost 

HM Revenue and Customs have announced that VAT (at 20 percent) will be applicable to CON29 and Con29O fees.

The current fee for a residential search is £97 and a search on a commercial property or piece of land is £169. These fees are inclusive of the applicable VAT. Due to hybrid working, unless submitted via one of the HUBs, our preferred method of payment is online via debit/credit card with the search forms and plan sent via email to land.charges@bromley.gov.uk. On receipt of the search forms and plan, we will calculate the appropriate fee and send the link(s) for payment by return email.

Requesting your local authority search

There are three official search forms. A full search is made up of forms LLC1 and CON29. There’s also an optional CON29O containing additional questions.

  • LLC1 form - local land charges search

A search of the local land charges register showing any charges affecting the land or property, such as conditional planning consents, Tree Preservation Orders and legal agreements.

  • Con29 form 2016 edition - enquiries of the local authority search

A set of standard questions showing matters such as planning, highway or environmental issues which could affect a piece of land or a property.

  • Con29O form - optional enquiries

This is an optional set of standard questions.

A Local Authority search can be submitted through the post, via email or through one of the HUBs. All searches should be sent with the official forms and a plan clearly outlining the property/land in red.

Postal searches should be sent with a cheque made payable to LB Bromley however due to hybrid working our preferred method of payment is via debit/credit card with the forms and plan sent via email to local land charges or submitted through one of the HUBs.
