A planning application for 35 affordable homes in York Rise, Orpington has been approved by Bromley Council's Development Control Committee meeting.
This scheme is the largest development to date in the Bromley homes for Bromley people initiative, which will deliver much needed affordable housing across the borough for local people.
The proposed new development is for 35 homes and will be 100 percent affordable housing. The scheme comprises terraced maisonettes of two or three storeys and a four-storey apartment building. In total, there are 14 one-bed, 17 two-bed and 4 three-bed homes being delivered. Each home will have a balcony, terrace or garden. The development also includes four wheelchair-accessible units, each with their own Blue Badge parking space. In addition, 65 cycle parking spaces are also being provided.
Councillor Alexa Michael, Chairman of Development Control Committee, said: “We were pleased to approve this application which will help to meet the need for more affordable housing in Bromley borough. The application complies with various required planning policies and has an appropriate design for a challenging site, which is narrow with steep banking. I understand the concerns of neighbouring residents, including over privacy, which is being addressed in the design as far as possible.”
This site is included in Bromley’s Local Plan which outlines the council’s planning policies and has sites allocated specifically for housing.

The York Rise development joins a number of our ongoing developments as we continue to deliver Bromley homes for Bromley people. This development will provide a good number of high-quality affordable homes for residents and families who need them. This planning approval is a welcome step forward and will help to reduce the number of families the council houses in expensive, nightly paid accommodation.”
The architects for the development are Rivington Street Studio who have worked with the council to finalise the design. The development will use modern methods of construction, whereby homes are mostly constructed in factories off-site and then delivered and craned onto the site.
The council has three housing developments currently underway to be completed early next year, representing a £10m housing investment. A total of 25 apartments are being constructed in the Brindley Way car park off Burnt Ash Lane. Additionally, 25 homes are being developed in Bushell Way, Chislehurst and a further 10 apartments are under construction next to Anerley Town Hall.
The council is also exploring further investments in housing sites across the borough to work towards a commitment to providing 1,000 new homes by 2030, as outlined in our Housing Strategy
