Delegated powers
Where an application is to be determined under delegated powers, the case officer will put forward a summary of the facts and relevant planning considerations, including objections, policies and consultee comments. These will then be considered by a senior officer with delegated powers who will consider the application documents and other information such as photographs of the site and the planning history, and make a decision either to permit or refuse the application or whether to ask for more information.
Delegated powers also include the ability to determine listed building, conservation area consent and tree applications, and to authorise enforcement action. There is no formal report created until the application is determined, where the issues are considered along with any necessary conditions or grounds of refusal.
