The Burnt Ash Lane housing development, the first project within the Bromley homes for Bromley people initiative, received national recognition.

The housing scheme won the ‘best affordable housing development’ award for projects with a scheme value of under £5m, at the Inside Housing Development Awards, for the construction of 25 apartments at Burnt Ash Lane.

This nationally recognised award demonstrates the quality of the housing scheme, which has been in development for the past year by Bromley Council in partnership with contractors, ZED Pods Ltd. The development of 25 much needed one and two-bedroom affordable apartments is in the Brindley Way car park, behind the Burnt Ash Lane parade and new residents will be able to move into these apartments early next year.

Councillor Peter Morgan, Executive Councillor for Renewal Recreation and Housing, said “I am pleased by the news of this award, which is a testament to the quality of the housing the council is getting for its investment. I look forward to residents moving into these new homes next year, which will be a great improvement for them and will help to reduce the number of families the council houses in expensive, nightly paid accommodation. These works form part of an initial £10 million investment by the council to increase the housing supply across the borough. Further schemes will also be coming forward next year, as we continue to deliver Bromley homes for Bromley people.”

News of this award follows the successful craning of housing units onto the Burnt Ash Lane site this summer, after construction began in spring. This development utilises MMC (Modern Methods of Construction), whereby the housing units are constructed in factories offsite and then delivered and craned onto stilts above the car park site. This method reduces the need for construction vehicles and workers on site throughout the construction process, while also limiting noise and disturbance to nearby residents.

Thomas Northway, Chairman of ZED PODS Ltd said, “We are delighted to have received this award, which recognises our efforts to ensure these homes are delivered affordably and at the highest quality. Sustainability is at the core of all our developments, these buildings use advanced energy saving technology to reduce running costs for future residents, such as triple glazed windows, solar panels, and air source heat pumps, which can recover wasted heat. Additionally, this scheme includes parking with capacity for electric car charging, as well as CCTV cameras, fencing and lockable bike storage to secure the area. I look forward to these works being completed for Bromley residents in the new year.”

A reconfigured public car park will reopen in Brindley Way once works are completed, where recycling banks and electric car charging points will once again be available.

The judges of the award category said this development was “good imaginative use of site and a great approach to MMC and zero carbon. Modular offsite construction demonstrated benefits to the community development programme”.

Within the council’s pipeline for housing developments to increase much needed housing supply, there are also two other schemes already underway, which are included within the council’s initial housing investment of £10m. The construction of 25 apartments is currently underway in Bushell Way, Chislehurst and a further 10 apartments are being constructed next to Anerley Town Hall.

The council is also exploring further investments in housing sites across the borough to work towards a commitment to providing 1,000 new homes on council-owned sites by 2030, as outlined in our Housing Strategy
