Validation checklists - Prior approval: Demolition

This is to be used for development under Schedule 2, Part 11 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). This checklist is for guidance purpose only; please ensure to check the legislation for full details as they can be subject to change.

Application form It is mandatory to provide a written description of proposal, materials to be used and the developers contact address and email (if they wish to be contacted by email).

This should be provided in the application form submitted through the Planning Portal.

Application fee* Mandatory on all applications unless a valid exemption is applied.

You must submit a supporting document/cover letter explaining reason for exemption and any relevant accompanying evidence.  Please note the Planning Portal admin fee still applies.

Photos It is useful for photos to be submitted to assist the assessment of the application.

 

Site location plan Mandatory on all applications to provide a plan indicating the site.

This should be an up to date map of the site at a scale of 1:1250 or 1:2500 with the site outlined in red and should include all land necessary to carry out the proposed development (including access roads) as per NPPG guidance.

Notice must be displayed not less than 21 days in the period of 28 days beginning with the date on which the application was submitted to the local planning authority.
