Validation checklists - Non-material amendment
To be used when making minor amendments to a previously granted planning application, this could include changing the size of windows or materials to be used etc.
| Forms and fees | When required | Further advice |
|---|---|---|
| Application form | Mandatory on all applications | Please ensure to include the original planning application reference and outline the proposed changes. |
| Application fee* | Mandatory on all applications unless a valid exemption is applied. |
You must submit a supporting document/cover letter explaining reason for exemption and any relevant accompanying evidence. Please note the Planning Portal admin fee still applies. Please note that the ‘Householder’ non-material amendment fee only applies to planning permissions for residential alterations and extensions to single family dwellinghouses. This does not include new dwellings or alterations/extensions to flats or maisonettes and so the higher conditions fee then applies. |
| Plans | When required | Further advice |
|---|---|---|
| Approved plans and elevations (marked up) | Mandatory on all applications to identify all the proposed changes, the plans should either be circled or clearly annotated to show where the changes are (for material changes please still indicate/annotate where the proposed changes). | Please ensure all changes in the plans are identified as we will need to make the application invalid to clarify if changes are not clearly circled/annotated. |
| Revised plans and elevations (to an accurate scale) | Mandatory on all applications to provide a revised copy of the approved drawing but with the change(s) being applied for. For change in materials the proposed change needs to be annotated/clearly identified on the drawing. | Where the proposed change would be seen on the approved plans or elevations a revised version is required to replace the existing. |

| Schedule of proposed changes | Mandatory on all applications to identify all proposed changes if the approved plans have not been submitted clearly marked up to show the changes. | This must be clearly outlined in a covering letter so we can ensure the plans correctly capture all the proposed changes. If the covering letter does not include a proposed change seen on the plans, this will make the application invalid as we will need to clarification of all the proposed changes. |
