Validation checklist - Prior approval: Larger home extension

To be used for prior approval for single storey extensions beyond permitted development to a residential dwelling (this does not include flats). This is defined as extending beyond the rear wall of the original house by over four and up to eight metres for detached houses and over three and up to six metres for all other houses.

Please be aware this application does not certify whether this proposal is permitted, if you require a formal determination of whether the proposal is permitted development, you are advised to apply for a certificate of lawfulness.

Application form Mandatory on all applications.

Please ensure all adjoining neighbours are described on the application form, this includes those to the rear, even if not physically attached (think about the red line site plan and what land or properties adjoin the red line, even if for example a small alleyway separates the sites, it is still worth noting them down and we will only notify those who are essential to the process).

Please be aware if not all the required neighbours have been indicated, this will make the application invalid.

Application fee* Mandatory on all applications unless a valid exemption is applied.

You must submit a supporting document/cover letter explaining reason for exemption and any relevant accompanying evidence.

*The Planning Portal also has an admin fee.

Administration fee Mandatory if the application is made invalid or the application is withdrawn before validation.
